Is this actually dangerous?

Sometimes the honest answer is no, and you should hear that too. An older panel or some old wiring is not automatically a fire waiting to happen, and you shouldn't be told it is just so someone can sell a job. Some of what turns up in a basement around here is fine and should be left alone. Some of it, like a Federal Pacific or Zinsco panel or active knob-and-tube wiring, is a real problem your insurance company already knows about. The only way to tell the difference is to open it up and look, and that part should not cost you anything.

Am I about to get upsold?

This is the one people say out loud the least and worry about the most. You have heard the stories. A quote comes in low, then the walls open and the number doubles. So here is how it works. We look first, we tell you what we find, and we put one price on paper. You approve that number before we touch anything. If we get into a wall and hit something we could not see, we stop and check with you before we keep going. You never get a bill for work you did not sign off on.

You don't have to guess, and you don't have to pay to find out.

We pull the cover off your panel (it takes a couple of minutes) and tell you straight. Either it should be replaced or it's fine and you can stop thinking about it. If it's fine, that's the end of it. No charge, no pitch. We won't talk you into a job you don't need.

If it does need work, you get one price, up front, and that's what you pay. If we run into something inside the wall, we stop and check with you first. No surprise bills. Done to code and inspected, and your insurance is happy again.

Why this matters for your coverage and your sale.

Licensed and insured is the floor, not the selling point. What actually protects you is that the work gets a permit and gets signed off by someone who does not work for us.

The inspection is independent. On this kind of work the job gets pulled under a permit, and then an approved New York inspector, not us, comes out and signs it off. That is the whole point. You are not taking our word that it was done right. A separate set of eyes confirms it and puts it on paper, and you get the certificate for your file.

Unpermitted work can cost you later. Electrical work done without a permit and inspection can come back on you in two places that matter. If there is ever a fire, an insurer can deny the claim over work that was never permitted. And when you go to sell, unpermitted electrical has to be disclosed, and it can stall the deal at the worst possible time. Doing it right the first time is what keeps both of those from happening.

You never touch the paperwork. We pull the permit, we do the work to code, and we line up the inspection. You get the signed certificate at the end for your insurance and your records. That is it.
